EXCLUSIONS:

Items specifically excluded from my flat rate full closing services include, but are not limited to:

  • legal review of documents, including but not limited to contracts and title/municipal searches; 
  • contract and other negotiations;
  • mortgage and other contingency extension requests;
  • utility transfers (electric, natural gas, oil, propane – I do, however, order water/sewer transfers as needed);
  • escrow/occupancy agreements;
  • additional documents** (i.e. QC deed, POA, note, etc.) - available for an additional charge;
  • subordination requests - available for an additional charge;
  • 1099 reporting***;
  • check writing;
  • settlement agent approval documentation;
  • detailed closing instruction review/compliance;
  • detailed seller document review (I typically review the party names, property address and price on the deed - the attorney should do this also, as well as review the remaining documents and compare them to title);
  • wire confirmations;
  • closing attendance;
  • record and rundown - available for an additional charge;
  • post-closing issues (i.e. release tracking, escrow follow-up, corrections for mistakes not made by us, etc.).

 

** Additional documents are billed at an hourly with a minimum charge of one hour.

*** 1099 reporting services may be outsourced to most title companies or you may prepare yourself.

 

PAYMENT TERMS:

Payment is expected immediately upon my delivery of the file to your office. If a transaction fails to close for any reason, at any point during the transaction, I still charge (just as you would have to pay to staff an in-house paralegal). I keep track of time spent on each file, so the cancelation charge will be hourly, with a minimum of one hour.
